any development project is the economic
model that predicts future performance.
Typically, this consists of a proforma
that integrates hard and soft costs,
financing alternatives and cost of
capital, projected income and expense
streams, debt service, distribution of
income and reversion calculations into a
reliable model that accurately analyzes
alternate scenarios and has the
capability of backsolving for a
predetermined yield.
While
we're proficient in using
industry-standard "canned"
solutions, we believe that every project
has enough internal differentiation that
a hand-crafted, project-specific proforma
yields a more client-oriented testbed for
economic analysis, and is more capable of
adapting to the inevitable changes that
occur over the pre-development life of a
project.
It's
the management of these changes, in a
project-specific manner, that provides
the continuous and internally consistent
data stream to enable finely calibrated
decisions by the development team. We
